Why should I hire you as my Property Management Company?
You should hire us only if you think we best match your property management needs. Frankly, we are not a perfect fit for every property owner, and it would be arrogant and wrong for us to proclaim, “We are the best; hire us simply!” We may be the best property manager for some owners and properties but not for others.

Turning over your rental property to the care of an unknown property manager can be an emotional and frightening experience. We understand this, which is why we are committed to earning your trust. Talk to other property managers before hiring one, and ask questions. The more research and information you gather, the better you will feel about your final decision. How do you determine what my property should rent for?
101 Property Management has a business development manager who will assess your property in person to determine the optimal rental price and any necessary actions to achieve the desired rent.
What will you do to rent my house?
We will give it maximum exposure while it is for rent and carefully scrutinize all interested parties.
FOR RENT SIGNS – Posted at the property with our website and phone number displayed. Prospective renters can find out very quickly – even at 7 PM on a Saturday – the price and size of your property and when it will be ready for move-in.
Internet listings: Our available homes for rent in the Property Rental Management area are posted online, complete with photos, maps, and property details for the convenience of those searching for a new home.
WORD OF MOUTH / REFERRALS – We leverage the power of our network, including current and past tenants, friends of our tenants, and other agents we collaborate with, to spread the word about your property.
Correct pricing: Even the best and most excellent homes will only lease slowly if overpriced. We make sure your rental home is priced according to current market conditions.
THOROUGH PREPARATION – We understand that even the best-located and well-priced rental homes will not lease quickly if they are not in top-showing condition. That’s why we ensure your rental home is presented in a clean and attractive condition, maximizing its appeal to potential tenants.
What specific steps do you take to screen a tenant after they have applied to rent my house?
Screening is the most critical aspect of the successful management of rental property. We typically do application processing in-house. Like most other property management companies, we don’t send the application to a third party for processing. Generally, we look at an applicant’s past behavior and assume their future behavior will be the same. An applicant must demonstrate a history of being a good, responsible tenant or homeowner and meeting credit standards. 101’s Property Management standards are high; no one screens their tenants like our property management team.
LANDLORD REFERENCES – Our tenant screening process is characterized by a personal touch. We directly interact with past landlords, posing detailed, open-ended questions about the applicant’s past conduct. This personal engagement ensures the information we collect is dependable, providing you with confidence in your potential tenants.
Credit report: Our property manager and leasing agent directly connect with the Credit Agency reporting service. We obtain a credit report that tells us the applicant’s current and past performance toward meeting their financial obligations. It also tells us their monthly debt credit score and shows their previous addresses (which we compare to addresses listed on the application). An applicant must meet established credit standards.
Employment/income: We contact the employer to verify the length of employment, status, and income. An applicant needs to earn at least three times the monthly rent in gross income to qualify for rental, and we will want to see a copy of their pay stub.
How do you make sure the tenant is taking good care of my home while renting?
The property manager needs to be aware of several things. Firstly, carefully selecting tenants from the beginning can help protect your property from being rented to irresponsible individuals. Throughout the lease term, there may be instances where we need to enter the property for repair or maintenance purposes, and we will take advantage of those opportunities to inspect the property. If there are no repairs or maintenance required for an extended period, the property manager will schedule a preventative maintenance walk-through to ensure that the air filter is being changed, the smoke alarms have batteries, and there are no unreported issues at the property.
