Spring Property Maintenance (March–May)

Spring is the inspection season. After winter rains, check for: roof damage and missing tiles, gutters and downspouts cleared of debris, foundation drainage and grading (water should drain away from the structure), exterior paint and wood trim for moisture damage, HVAC system service before summer heat, window and door seals, and any tree limbs that grew over the roofline during the wet season. In hillside properties like Mission Canyon, also check retaining walls and drainage channels, these are the issues that turn into emergencies during the following wet season if not caught now.

Summer Property Maintenance (June–August)

Summer in Santa Barbara brings fire risk and high HVAC demand. Key tasks: schedule landscaping for fire clearance compliance (100 feet in hillside zones, 30 feet in standard zones), test smoke and carbon monoxide detectors and replace batteries, service the HVAC system if not done in spring, check irrigation systems for efficiency and leaks, and inspect exterior for any sun or heat damage to decking, fencing, or siding.
